For international architects, engineers, and operators with assets or projects in Korea, AllBIM provides on-site 3D scanning, BIM modeling, and reverse engineering — delivered in English, in international standard formats, with direct communication and no translation layer.
Why International Clients Choose AllBIM
Selecting a Korean scanning partner from abroad is a verification problem. You need to know that the company can actually do the work, communicate in English, deliver in formats your team can use, and start quickly. The five points below address each concern directly.
- Direct English communication, no translation layer Founder Kim Ho-Joong is your single point of contact. Email, video calls, written reports — all in English. Average response time: within 24 hours on weekdays, including Saturdays.
- International standard deliverables Point cloud in E57, RCP, LAS, PTS. BIM in IFC, RVT, PLN. Drawings in DWG, PDF. Reports in English. All formats compatible with Autodesk ReCap, Revit, Navisworks, ArchiCAD, and standard QA/inspection tools.
- 15+ years, 100+ projects, with foreign engagements across multiple sectors Marine engineering (Hydrus Engineering — multiple vessels), defense (USAG Humphreys), international architecture (Al Thumama Stadium for Qatar 2022), and 5+ projects with foreign architects designing for Korean sites.
- Seoul-based, mobilize within days Founder operates directly from Seoul with FARO Focus S150 scanner. Most Korean sites can be scanned within one week of confirmed scope. International travel available with separate cost breakdown.
- NDA and confidential engagement standard Significant prior work has been performed under NDA in defense, marine, and industrial sectors. Confidentiality terms are signed before any data exchange where required by client.
Services
AllBIM operates across six service areas, all built around the same core capability: capturing the present state of physical environments at millimeter precision, and translating that capture into the data formats that downstream design, construction, and asset management workflows require.
3D Laser Scanning
Terrestrial laser scanning with FARO Focus S150 for buildings, infrastructure, plants, and cultural heritage. Photogrammetry and SLAM available for specific contexts. Standard delivery as registered point cloud with control accuracy and noise filtering.
Scan to BIM
Conversion of point cloud data into accurate as-built BIM models. Architectural, structural, and MEP layers. LOD 200 to LOD 400 depending on use case. Output in IFC for openBIM workflows, or native Revit / ArchiCAD when client toolchain requires.
Reverse Engineering for Remodeling
Korea's largest body of work in 3D scan-based apartment remodeling, including the country's first such project (Songpa Sungji, 298 units). Reverse engineering also covers commercial buildings, theaters, and industrial structures undergoing renovation.
Heritage Documentation
Digital archives of historic buildings, vernacular structures, and industrial heritage at conservation-grade precision. Documentation that survives the building itself. Past projects include Korea's Space Group Office Building, ARKO Theater, and Jeju thatched houses.
VR Archive (Matterport)
360° walk-through experiences with accurate spatial proportions, accessible from any browser without specialized software. Particularly suited for clients managing Korean assets remotely from abroad.
Plant Reverse Engineering
On-site scanning of operating industrial facilities — power plants, steelworks, marine vessels, water plants — without disrupting operations. Output as IFC plant models, P&ID drawings, and clash-detection-ready BIM.
International Track Record
The cases below are projects where the client was a foreign company, where the design firm was based outside Korea, or where the deliverable was used in international workflows. They are the most relevant reference for international clients evaluating AllBIM.
Hydrus Engineering — Vessel Scanning Program
Multiple vessel scanning projects including MALIAKOS (container vessel), STAR GWYNETH (tanker, Gwangyang), MV Pacifist (Yeosu), and Daesan tanker BWTS retrofit support. Scope: on-site point cloud capture during port stays, processing under tight schedule constraints, delivery in formats compatible with international BWTS retrofit engineering workflows.
U.S. Army Garrison Humphreys — Water Plant Reverse Engineering
Reverse engineering of water treatment facilities within U.S. Army Garrison Humphreys. Project executed under security clearance and confidentiality requirements. Deliverables met U.S. Department of Defense facility documentation standards.
Al Thumama Stadium — Qatar 2022 FIFA World Cup
BIM modeling support for HEERIM Architects on Al Thumama Stadium, one of the eight venues for the 2022 FIFA World Cup. Project required adherence to international stadium design standards and FIFA-grade BIM coordination protocols.
Reverse Engineering Support for Overseas Design Teams
AllBIM has supported multiple overseas architects and design firms working on Korean sites by providing accurate as-built scans and BIM models of existing buildings. Typical scenario: foreign architect wins a Korean renovation or adaptive reuse project, requires reliable as-built data without traveling to Korea repeatedly. AllBIM operates as the on-the-ground partner.
Notable Korean Project Cases
The following projects, while domestic, demonstrate the depth of AllBIM's technical capability across building scales and project types. They are useful reference for the technical complexity AllBIM can absorb.
Songpa Sungji Apartment Remodeling — 298 Units
First Korean apartment remodeling project to adopt 3D laser scanning as the as-built documentation method. Established the technical and procedural standard subsequently used across the Korean residential remodeling sector.
Danginri Power Plant BIM Modeling
BIM mid-stage design for Units 4 and 5 of the Danginri Power Plant adaptive reuse project. AllBIM produced the BIM model from the architectural design by MASS STUDIES, one of Korea's most internationally recognized architecture firms.
POSCO Pohang Steelworks — Pipe Rack Scanning
High-precision documentation of operating pipe rack infrastructure within an active steel manufacturing facility. Scanning performed without disrupting operations.
Heritage and Cultural Documentation
Korea's Space Group Office Building (Kim Swoo-Geun's foundational architectural office), ARKO Theater, traditional thatched houses in Jeju, and several heritage sites under government commission.
Art and Cultural Institutions
VR archive of MMCA Pavilion (Perpetual Spring), scan art collaborations with Song-Eun Art Foundation and Kwanhoon Gallery, and exhibition space documentation for Space K Gallery and ARKO Arts Theater. Founder Kim Ho-Joong is also an active artist whose own work uses 3D scanning as medium.
How We Work With International Clients
The standard workflow for an international engagement is below. Adjustments are made for project-specific requirements such as security clearance, multi-vendor coordination, or staged delivery.
1. Initial Inquiry
Email, the inquiry form linked at the bottom of this page, or direct contact through trusted referral. Initial reply within 24 hours on weekdays, with confirmation of project feasibility and request for scope details.
2. Scope Definition
We will ask for: location and type of facility, approximate floor area, whether you need scan only or also modeling/drawings, and the purpose of the work (as-built record, renovation planning, asset management, etc.). The clearer the scope, the more accurate the quote.
3. Quote
Transparent pricing in KRW, with USD/EUR equivalents noted for reference. Itemized quote with separate line items for scanning, processing, modeling, and any additional deliverables. Travel and accommodation are calculated separately when the site is outside Korea.
4. NDA (if required)
Mutual NDA signed before any sensitive data exchange. AllBIM has executed NDAs with defense, industrial, and corporate clients and is comfortable with standard international NDA frameworks.
5. On-Site Scanning
Most Korean sites can be scanned within 1–3 days. Larger or more complex sites may require extended schedules or multi-phase scanning. Foreign client team members are welcome on-site but not required — full remote engagement is also standard.
6. Data Processing and Delivery
Point cloud registration, noise filtering, and quality control. Delivery in client-specified formats. Initial delivery within 1–4 weeks of scan completion depending on scope; modeling work adds additional time on a project-specific basis.
7. Review and Revisions
Client review window with revision rounds defined in the original quote. Final delivery includes all source files, processed data, and a summary report in English.
Pricing Indication
Final pricing depends on site complexity, scope, and deliverables. The reference rates below give a starting framework. Actual quotes are itemized after scope confirmation.
What We Need to Prepare an Accurate Quote
- Location and type of the facility (address, building type, occupied/vacant)
- Approximate floor area (in m², ft², or pyeong — any unit, we convert)
- Scope: scan only, or scan plus modeling, drawing extraction, or reverse engineering
- Purpose of the work: as-built record, renovation planning, asset management, retrofit engineering, etc.
- Timeline constraint, if any
- Deliverable format preference, if your toolchain has specific requirements
Existing photos, sketches, or partial drawings of the site are also helpful for scoping. They are not required, but they accelerate the quote process.
